This house was a dream for our large extended family! We had four generations on our family beach trip, from 1 year old twins to a 90 year old Great Grandma. This house was perfect for all of those ages. The elevator was very helpful for the elderly as well as loading and unloading cars without using the stairs. Very close to the beach and full of everything you could need for the pool, beach, and cooking meals. We had a wonderful time and can’t wait to return!

Overall wonderful property! There were 21 of us over three generations with our kids and grandkids.House could use more large bowls and large platter for house that sleeps 21! Awesome having wine fridge-would have liked plastic wine glasses for around pool !We loved watching the Fourth of July fireworks from the third floor deck!!Not related to the property but we wre surprised at the amount of trash on the beach. We’ve been coming to PCB since the late 70’s and have always loved how clean and natural it was but this year was a disappointment. Hopefully that can be remedied through your local leadership.But we’ll be back-we all love it there

Our family of 17, 8 adults and 9 children ranging in ages from 14 to 2, spent the week! 5 minute walk to a beautiful wide, mostly deserted, white sand, clear water beach! There is a wagon and lots of pool toys and beach chairs available, although the closet is poorly organized and jam packed. Any question or concern that came up was promptly addressed! The beds mattresses could be updated and be aware that there are mostly no dressers for clothing but there are some shelves in the closet. More hangers in each closet would be a nice addition. We would definitely stay here again. And we had a great dinner at The Grand Marlin!

This is our family’s second year staying at this property. We love the location and the property is very accommodating. Communication with the host is timely. Had a wonderful time!

We absolutely loved the house. It was spacious, new, and beautifully decorated. The location was perfect and the pool was the icing on top of it all.
Our only negatives about the house were that there is an extra fee for the pool heating. We had a few issues with the pool heater not keeping up to an expected temperature, so this was definitely unfortunate considering we paid extra specifically for it to be heated during our stay. This was disappointing because we didn’t get to use the pool as must as we would have liked due to the mild outside temperature and cooler pool temp.
Also, for a beach house, I would expect there to be basic necessities at the house (e.g., beach chairs, etc.) these were not provided and due to flying in for the trip, we did not have chairs for the beach and some of the equipment that was there was not well taken care of.
Overall, the house itself is perfection. Just some small changes that would have made our trip even more exceptional.

We had a very nice stay. The only small item was the description of the path to the beach was listed as being a good bit shorter than the actual path. But that was not too big a deal - it was so hot! The road and sand were blistering. We enjoyed the house and pool! Thanks, Mark

We had a group from ages 70 to 10 months. The house accommodated all 18 of us wonderfully! Would definitely recommend the house and location. Communication with the property management was spot on.

Our family of 20 just left this awesome place! Each of our 5 families had a beautiful room and bathroom, and the 10 kiddos shared the comfy bunks. The location is perfect because it’s minutes from restaurants, and nestled in a quiet neighborhood. Best of both worlds! We would book this house again!

Stayed here for my 40th birthday celebration with friends. Was an excellent choice for beach access, in home private chef dinners, gatherings, etc. The in room bathrooms in every room is wonderful for privacy of every guests. We also loves all of the balconies! We had a wonderful time!

Overall this house is nice. There is a discrepancy with checkout instructions. Text states leave bedding on bed; book in the house states remove all bedding and pile on the bed. Also they need a full size Keurig. The one cup Keurig is not sufficient for 20 people.

We selected this property because we have 3 generations who love Pensacola beach. We like having a pool on the property for the times we can’t go to the beach due to jellyfish or something else. There was plenty of room for us to spread out and the house was clean, beautiful, and well equipped for a family that also likes to cook some of our meals. Close to many restaurants and shops. Close to a beautiful state park that our family loves. This house is perfect for large families and/or a wedding party.

This home exceeded our expectations! We had a group of 15 with all age ranges and the space was perfect. Plenty of space for all to sleep, well stocked kitchen, great pool/outdoor space and very close to the beach!

We stayed here with all our kids, their spouses and grandkids (17 total) and it was perfect. There were enough bedrooms and bathrooms for everyone to be comfortable. We had 2 very minor maintenance issues and both times someone came out within an hour. The kitchen was well stocked, the pool was very nice, and it was a close walk to the beach. Also the 4th floor bonus room and deck area was great. We spent quite a bit of time up there talking, reading, watching the waves, etc. Highly recommend this house!!

This property was absolutely lovely! We had 5 couples, and the house was extremely comfortable. Each couple had their own room and bathroom. With that being said, we had additional 10 beds open. Its the house you want if your have a big group and kids too. The house was very clean. The views were gorgeous. The pool and outdoor space was absolutely perfect. It was close to everything. We rode bikes to and from the little town. I will 100% rent this property again! We'll be back next year!

The house was more than we expected in terms of space, cleanliness and comfort. Rooftop deck was a favorite spot. All bedrooms and bathrooms were nice size and very comfortable. Would stay here again!

This home had all of the essentials. Location is great - not right on the beach but the beautiful white sand is less than a five minutes walk. Elevator is very handy and the heated pool was amazing. I highly recommend this house - I would return!

House was nice and clean and pretty like in pictures. Plenty of towels in bathrooms. Plenty of room for everyone. It is easy to get to the beach. Communication was great and got responses within minutes. It was nice to have elevator. Lots of windows and balconies to enjoy the sunshine. Would stay here again!

I give Villa Primera 5 Stars! House was clean, comfortable and perfectly located. If you need an extremely well-laid out 6 bedroom 6 bath home on the beach, this is the place to be!!

Beautifully decorated and high end finishings. Elevator was abused by grandparents. It was extreme helpful. Also appreciated was each bedroom had it’s bath. The toilets were chair height. Loved the pool and all the outside decks. Ideal house for large families and well managed.

This property was even more gorgeous in person than in the pictures. Everything was just perfect. Had a small hitch with the elevator but maintenance was sent over right away and it was corrected. People in the office responded to every question very quickly. Would definitely come back here. Wish it had been a tad closer to the beach.

We had the best time at this property on Pensacola Beach. It was beautiful just like HGTV. We slept 20 adults and still had room for a few more. There were plenty towels and wash cloths. The heated pool was a plus for mid May swimming. We had great views and was a short walk to the beach. Highly recommended.

This property was incredible for a group. There was space for everyone and at anytime of the day. People could have fun together on the pool level or go to a higher level to have some privacy. The house was well equipped with pretty much everything we needed. It was walking distance to the restaurants, shops and night life! It was steps away from the beach. Will definitely recommend this property to others and hopefully rent it again in the future!

New construction throughout. All the great amenities like an icemaker, elevator for those who need it, contemporary decor, space! Pool is great with an outdoor shower. We didn’t have the greatest weather but will definitely enjoy that next time! (Bring your own paper towels, kleenex and toilet paper... ) Close to shopping and restaurants!

Great stay. Clean & well equipped. Would book it again. Easy access to the beach and the beach was not croundded and it was beautiful. Gave the property manager a Lower rating because - Elevator did not work. I called to have it fixed but it never was repaired.

The elevator has been repaired, during the Covid crisis we have had a lot of trouble with our service contractors getting parts in a timely fashion. House elevators are tricky and we are relying on the elevator "experts" to make the timely repairs, this elevator has been repaired. This property is really nice. More than enough for the 12 of us (only used a couple of the bunk beds) and very conveniently location relative to the beach. The floor plan is set up well for large groups too. The only two things that weren't up to snuff were: no ESPN in HD (standard definition is available but the cable package they have does not include HD) and the ice maker on the main floor was not working properly. I would definitely come back to stay at this house- it was great!

This is a lovely house and it accommodated four families quite nicely. The views from the decks were great and the heated pool was a plus in the chilly April weather. The ice maker was not working when we arrived, but we called and someone came the next day to fix it.

The house was so Beautiful! Rooms quite spacious! Kitchen was Awesome! Had a hiccup with the elevator but it was solved the next day! Short walk to the beach. The views were amazing! Especially from the top floor. I would highly recommend to anyone! We were there with a group of friends and we all had a wonderful time!
